What’s the real cost of replacing a boiler?

The things that can affect the price include: size and make of boiler, amount of radiators, existing heating system, ease of access and how much of an emergency the installation is. To get a truly accurate quote you need to have a survey conducted on your property. Go Heating Repair is always happy to help and to conduct a survey for your installation.
Out of all the ways your boiler price could fluctuate it is property size that can affect it the most; especially if it is the whole heating system that needs replacing. This is because it is the size of your property that dictates a lot of the choices when having a new replacement boiler installed, it dictates: what type of boiler you can have, the power output, whether you need separate water storage units installed, how much piping that’s needed and how many radiators are needed to heat the property effectively. It is the last one that really makes a difference. On average a larger property needs double the amount of radiators that a smaller house or flat requires and this increases the price of installation by at least £1000. Most prices online you can read about will be based on average property size (about two bedrooms) and what you really want is one tailored to your property. To do this it is always best to have a survey conducted on your property well before your install.
When do you know you boiler needs replacing?
There are signs that your boiler is in need of replacing, but really the only way you can truly know is by having a service carried out. It is much easier for one of our technicians to spot the signs of a flagging boiler than it is for you; after all we are trained to know your boiler inside and out. We urge you not to look online for all the answers, it will give you conflicting opinions and you won’t know what to believe. It’s better to let us know when you notice something out of the normal for your heating and we will give it a look and service it too.
When you do have an engineer look at your heating system the advice they give can be confusing, here are some pointers on what the feedback you get really means:
Beyond economical repair: Don’t be scared if you hear this term, it doesn’t mean that your boiler is going to blow up, or even that it will fail anytime soon. It means that the boiler is now rather outdated and as a result it is going to cost you more and more each time it needs repairing. Coupled with the fact that as it ages it will need more repairs anyway it means that the cost to keep it running may exceed what it costs to have a whole new, more reliable, boiler installed. ‘boiler dry-cycle’: Like beyond economic repair, a boiler that is in a dry cycle is likely to be costing you more than having a new boiler installed. A dry cycle is when a boiler fires up when it doesn’t need to and this in-turn wastes you money. It often happens if the area that the boiler is in gets particularly cold. The boiler finds that it is cold and so assumes the whole property is. It will then fire up unnecessarily. This can happen multiple times in an hour and the problem doesn’t go away until the boiler is properly insulated, or if the fault is internal, replaced. It can also add extra wear as your boiler is activating more times than a normal boiler should leading to early breakages.
Continuous pilot light: This causes the same problem as the boiler dry cycle in that your boiler is working when it doesn’t need to be. In this case it isn’t a fault, but a sign of an old boiler when a continuous pilot light was needed. This is a constant flame in your boiler that requires a constant gas supply; it is needed to fire the boiler and is an intentional feature of older boilers. In this case it is wasting you more money to keep the old boiler than it is to have a new replacement boiler.
Floor mounted boilers: Floor mounted boilers is when a boiler has been mounted to the floor instead of the wall, which is the modern norm. The reason we now install boilers on the wall is because they tend to be warmer than those mounted on the floor. And if they are mounted on the floor and make them prone to boiler dry cycles. It isn’t a sign that you need a new replacement boiler immediately, but it is something to be aware of.
Extensions and Renovations:When you make changes to your property it is a good idea to also check that your boiler is still up to scratch, it can ensure you keep your property value high.
Will I really get back the cost of the replacement boiler from savings on my energy bill?
Obviously something you’d now like to know is if a new boiler is so efficient; “When will it pay for itself”? Well luckily The Energy Savings Trust has given some guidance on this. As you’ll see from that article they estimate that a new boiler can be around 34% more efficient and as a result can save you money. These savings will build-up over time and can save the same as the average boiler installation cost within seven years. These saving s only get higher if the existing boiler is very old and not energy efficient. Either way you will soon find yourself with a free boiler in the long run.
What does the law say I need fitted?
The 2005 Building Regulations places restrictions upon boiler installations so that older, less efficient or dangerous boilers can no longer be installed. The recommended version is any boiler that has a condensing feature which feeds the emissions back into the heating system and not through an exhaust point and into the atmosphere.
What Type of Boiler do I need fitted?
Having a new boiler installed gives you a choice to change your existing boiler to one of a different types. These types have been described below to help you choose.
Combination Boiler or ‘Combi’ Boiler
These are the the preferred choice for many of our customers. This is because they tend to be smaller, cheaper and more efficient than many other types. They can be installed in small cupboards, usually in the kitchen, so they remain out of sight too. Combination boilers combine the heating and hot water into one system, so that warming one helps to warm the other when it’s needed, saving time and energy. You will always have hot water on tap and there is likelihood of pipes bursting due to freezing. Unfortunately combination boilers are only really efficient in smaller properties, anything bigger than a two bedroom will need a bigger boiler.
The added benefit of a new combination boiler is that the hot water is delivered at mains pressure, so you should get a nice powerful shower without the need for a separate pump/pressure shower.
Unfortunately this type of boiler is relatively small and for this reason it is not good for larger properties. Instead if you have a larger property a system boiler may be best for your home.
A system boiler is one of the quickest boilers to install and the easiest to fix. This is because most of the elements sit inside the boiler unit itself, the only element that doesn’t sit inside the boiler is the hot water storage cylinder, but this can be easily situated nearby. Because they are simpler and easier to repair these boilers save you money if something does go wrong in the future, a great investment.
Because the hot water storage is part of the boiler’s system the water is hot from the tap straight away, no more having to wait for it to heat up when you want a shower. As mentioned before there is a need for a separate water storage cylinder, but this doesn’t need to be in your attic like older boilers, it can be situated near the boiler itself and provide a warm airing cupboard.
System boilers can be used in conjunction with solar water heating systems. This can save you money on your bills as a portion of the needed energy comes directly from the sun.
Heat Only Boilers – also known as Regular, Conventional or Open Vent Boilers
Heat only boilers are the opposite of system boilers, the unit itself only deals with heating your home. This means you will need to have both a cold water and hot water storage tank installed in your house; most likely in your loft.
The main advantage of a heat only boiler is that it is compatible with older heating systems. This means that if you have old pipe work you won’t need to have a whole new system installed. However if you don’t already have storage tanks these will need to be fitted as long as you have space for them.
Back boilers were often installed in smaller properties that didn’t have much floor space. They would have been installed within the walls of the property, usually the fireplace, or behind other heating systems.
These boilers are no longer available and it is recommended that you have them taken out immediately as newer building regulations have found these boilers to be dangerous. What’s the Best New Boiler Brand to Go For?
This very much depends on you and your property. If you have plans to live in your property for a long time, or would like to increase the value of your property then going for a more expensive known brand is recommended. This is because they are more reliable, ensuring the investment lasts for the time that you live in your home and will really increase the value when you do come to move. However, if you are only living in your home temporarily and do not mind about increasing the value, then a cheaper less well-known brand may be best. Viessmann boilers are manufactured in the UK, but originally engineered in Germany. They are highly efficient and terrifically reliable. Having a survey conducted on your property before your new boiler replacement is very important. This is because it will give you an accurate quote that you wouldn’t find elsewhere. It gives you a chance to ask any questions and it is the time when your installer can run through the different options open to you and together you’ll plan your installation in full.
Get Your Gas Pressure Checked
Before installation can take place we will need to ensure your pressure is at a constantly stable level. It is best to have this checked during your survey as it can lead to delays in your installation.
Do you want the boiler moved to a different location?
When replacing your boiler, you can choose to have it located anywhere in the house, although this might add to the cost.
Do you need to consider replacing the pipes and radiators?
This may be something you have to think about if your heating system is very old. If this is the case your existing heating system will not be compatible with new boilers. This is due to the change in heating systems to make them more efficient and reliable that has happened over time. And although it may be an investment to have a new system installed it will save you money in the long term as the new system will not need to be as repaired as often. Also if left unchanged it could cause issues with your new boiler and this may mean your heating fails to work properly. Are there any building regulations to consider?
