But where do you start when you need a new boiler in Holbeach? We’ve put together this guide to help you make the right choice of boiler and installation company in Holbeach for you
What’s the real cost of replacing a boiler?
A lot of people worry themselves over the price of a new replacement boiler long before they even contact Go heating Repair Holbeach and they make this worse by looking online for a quote. This is a really bad idea as you are unlikely to find a quote that would really match your situation online and you’ll end up worrying yourself with a bewildering range of numbers. How can one boiler installation cost £1258 and yet another £4500? Whilst that may be a massive difference it does illustrate how different two prices can be. The only way that you can get a personalised quote is by having a survey conducted on your property.
The main reason for difference in price is the sie of the property. That first number was probably for a small flat, maybe with one or two bedrooms. It would have needed a new combination boiler and at a push six new radiators, whereas the second number was probably a larger house with four bedrooms and a much larger system boiler. It may have also needed a new heating system installed which is a big job. Notice how the existing fixtures can also have an impact on the price and this is something else that can only really be judged by an engineer in person.
For this reason we always recommend having a survey conducted as it gives you a chance to ask any questions and receive your quote. The survey is also when you can sit down with your technician and choose the size, make and brand of boiler that you would like to have installed.
When do you know you boiler needs replacing?
This is another answer that many people go searching online for and unfortunately this could only lead to more confusion. In these cases a lot of people don’t know something is wrong until their existing boiler finally breaks down and no longer heats their property. This is far from ideal as it doesn’t just spring a large investment on you, but also could leave you without any heating or hot water for at least 72 hours. The best way to find out how long your boiler has left is to have regular services carried out. The attending technician will be able to give you advice on the condition of your boiler and the likelihood of a replacement.
Below are some of the most common boiler faults that an engineer is likely to point out. We have explained the causes and how they may affect your property if left untreated
Your boiler is beyond economical repair: Beyond economic repair may not mean that your boiler needs replacing immediately, but you may need to begin considering a new replacement boiler. It means that your current boiler is getting quite old and may have had one too many repairs; as a result subsequent repairs will begin costing more and more. This would mean that you could be spending much more money in repairs than you would for having a brand new boiler. Plus a newer boiler would be more efficient too, saving you money on your energy bills. Either way it may not be an emergency, but you should consider having a replacement.
Are you getting a ‘boiler dry-cycle’:A boiler dry cycle is when the boiler tries to heat your home when it is already warm. This wastes you money and puts extra strain on your boiler, it gets worse if the cycle repeats many times in a day. The problem is usually due to a boiler not reading the temperature of the property accurately, often as a result of poor insulation or chill in the area that it sits within. Another example of a boiler that doesn’t need replacing immediately but your energy bill would greatly benefit from a replacement.
If your boiler has a continuous pilot light: Boilers that were installed over thirteen years ago may have a continuous pilot light. This used to be a feature where gas is constantly being provided to the pilot light to allow the boiler to fire whenever it is needed. Newer boilers have features that do not need a constant supply of gas and are much more efficient.
Floor mounted boilers:Before the 2005 building regulations some boiler installers would mount boilers to the floor. However this has since been found to be inefficient and can cause problems for the boiler. This is because floors tend to be colder than the walls, where newer boilers are now mounted.
Extensions and Renovations:Adding a significant extension to your property may mean you to need to have a bigger boiler installed. This is because your existing boiler may not be powerful enough. Always check with your builders or surveyors as to whether a larger boiler may be needed.
Will I really get back the cost of the replacement boiler from savings on my energy bill?
Many of our customers are surprised to find out that your new boiler may eventually pay for itself, no we aren’t kidding it could. This is because a newer boiler is likely to be much more efficient than your older existing boiler, and the older your existing boiler the more you’ll save and sooner it’ll pay itself off. The money that you’ll get back will be from the savings that you’ll new boiler will net you on your energy bill. The Energy Savings Trust have researched this and found that a boiler made within the last four years could be up to 35% more effective than a boiler made over fifteen years ago and the older the boiler the bigger the difference in efficiency. With this amount of savings to be made on your energy bill, you could repay the cost of your new replacement boiler within eight years, in boiler terms that isn’t long at all. Also when you factor in the increase in property values a boiler can add then your new boiler practically comes free.
What does the law say I need fitted?
When looking at boilers to install and places to have it installed you need to be aware of some restrictions. These can be found within the 2005 Building Regulations which outlines what they government have found acceptable in terms of boiler installation. These regulations have come after years of research and development into finding the optimal boilers for efficiency and safety. But don’t worry too much about knowing these regulations off by heart because Go Heating Repair Holbeach has done it for you. As we work together to plan your new boiler installation we will ensure that every detail is compliant with the regulations.
What Type of Boiler do I need fitted?
There are a choice of four main boiler types that you can have fitted, dependent on your property:
Combination Boiler or ‘Combi’ Boiler
Combination boilers are the ones most people want installed, this is because they tend to be simpler, cheaper and smaller than any other type of boiler. One reason for this is because the unit sits on its own without the need to have any separate storage tanks for hot water. This is because it heats the cold water as it passes through the boiler and getting rid of the need for a separate storage tank for hot water. This is where the combination element of its name comes from as it combines central heating with hot water heating.
Because it uses and heats the cold water the hot water is given out at a high pressure. This is great for those of you who enjoy a powerful hot shower. Certainly makes Monday mornings that bit easier.
The only downside for combination boilers is that they are very small and as such can only be installed in smaller properties. If your home is anything bigger than a three bedroom you may need to think about a system boiler or bigger. Our boiler technicians will let you know all of the alternatives before installation so that you are kept in the know.
Slightly bigger than combination boilers is system boilers, suitable for large flats or small houses. These are similar to combination boilers as the unit has both heating and water elements, but this time a separate hot water cylinder will need to sit away from the boiler. This can make the installation a little bit more expensive than combination boilers, but the separate hot water storage does have an added benefit. Because the water is separated there is no need to wait for the cold water to heat up. Perfect for an early morning shower.
Heat Only Boilers – also know as Regular, Conventional or Open Vent Boilers
Heat only boilers are stand-alone units that require separate tanks for the hot and cold water, as well as the expansion tank. This type of boiler doesn’t heat the hot water, it only heats the central heating, however the extra storage tank for hot water does mean that there is a lot of hot water available when needed; enough for the whole house to have a shower. The main disadvantage is that heat only boilers can be expensive to install as all the elements will need to be fitted before it can be turned on.
Heat only boilers may be a good choice for properties with a very old existing heating system. This is because heat only boilers release water at a lower temperature than combination boilers, so the old pipework and radiators are able to process it. In this case a heat only boiler may be more financially viable than having the whole heating system replaced.
Back boilers are very old style of boiler. They were found in smaller properties where no cupboard space was available for the boiler to be installed within. Due to this the boilers may have been installed within the walls or behind a fireplace or gas heater. This not only makes the boiler harder to install, but potentially hazardous and highly inefficient.
Because of this back boilers have been restricted in the building regulations of 2005. If you believe your boiler may be a back boiler it is advised that you contact Go Heating Repair Holbeach as soon as possible
What Size of New Boiler Do I Need?
To help you pick exactly what boiler you’ll need you should work out the size of the boiler too. This will help dictate what type as some boilers only come in a certain level of power. Boiler power is measured in Kilowatts or KW, with the size ranging from around 20KW to 86KW, now that is a lot of movement between these so you’ll have a lot of choices in size. Don’t worry you don’t just guess how much you’ll need and hope your right. No, there’s a specific formula that helps you figure it out, to help you The Institute of Domestic Engineers has formula guidethat will aid you in discovering the size of boiler needed for your property. With this it is easy as you just input your property size and a few other details and it gives you the optimal size required. Don’t worry too much about getting it dead on however because every member of the Go Heating Repair Holbeach team has the formula ingrained into their heads. In fact part of the boiler survey recommended before starting your installation includes working out what size boiler your property is likely to need. See for any potential worries Go Heating Repair Holbeach has got you covered.
What’s the Best New Boiler Brand to Go For?
Like with any new large purchase you are going to need to choose between brands of boilers. Obviously you will find that there are more well-known brands and that these carry larger price tags, whilst these are more expensive they are also those that are more efficient and less likely to fail early. Of course there are less well-known or generic boilers which are cheaper, but often these will fail soon after install and you could end up spending much more this way. The choice will always come down to you, but there are some things you may wish to consider. An important point is that a more expensive brand could help increase the property value of your home when you come to selling.
When you talk through the installation with a boiler technician you will find that they have a favourite brand. Usually this is the brand that they have a buying deal with and as a result install most often. Whilst this is great because it may be cheaper and quicker to install you shouldn’t let them persuade you into a choice.
What may help you to decide is Which? Magazine, who have produced a great boiler guide that outlines the available brands and what each has to offer. The conclusion is that the top three boilers tend to be the most efficient and reliable, but also the most expensive.
Which?’s top brand is Viessmann Boilers. These are German engineered boilers that are manufactured in the UK. This makes them very reliable and efficient, but also one of the most expensive brands on the market. We understand that this may not be possible for all of our customers, so we tend to suggest alternatives.
Go Heating Repair Holbeach can install any type of boiler you wish, so you don’t need to take our advice if you’d prefer something else. But do try and avoid anything not made in the UK as Which? have marked some foreign manufacturers, particularly Italian-made boilers, down on reliability. So they might be cheap, but they do breakdown often, costing you more in the long run.
How long a guarantee should I go for?
The longest one you can get – most customers want a 10-year guarantee, but often only the most expensive boilers and brands offer such a long guarantee. Do remember that a boiler manufacturers guarantee only covers the boiler itself and not the controls or heating system. Our boiler cover plan is ideal as this covers any failure with the complete heating system, including controls, pipework and radiators.

Your Panic is Over – Things to check when you’re having your new boiler survey completed.
Whenever you planning to have a replacement boiler, always have a survey completed prior to the engineer giving you a price. Without seeing the property and the existing boiler, its very hard to come up with an accurate price and there is a strong likelihood that the quote won’t include everything you need for a successful boiler installation. When you’re having the survey completed, we’d always recommend you check and ask the following things with the surveyor:
Get Your Gas Pressure Checked
Always get the gas pressure to the existing boiler measured to make sure its not low. If the gas pressure is low, some boiler installers may not want to carry out the replacement boiler works until the gas pressure is fixed.
Do you want the boiler moved to a different location?
When replacing your boiler, you can choose to have it located anywhere in the house, although this might add to the cost.
Do you need to consider replacing the pipes and radiators?
If a very old boiler is being replaced for a new energy efficient boiler, you’ll find the newer boiler might generate more pressure in the system. This is often where a new boiler can fail – driving more pressure through the old pipes and radiators can cause problems in the piping and leading the new boiler to loose pressure. Always check with whomever you get to survey for the new boiler and ask their opinion as to what is the best solution.
Do you need an extra radiator in the airing-cupboard?
One thing to look out for when replacing your old boiler for a new energy efficient boiler, is that it will give off less heat. This is particularly important to consider if your boiler is in an airing cupboard and your dry clothes in that area – the new energy efficient boiler might not generate the same level of heat in the airing cupboard and you may want to have a radiator installed in the cupboard just to be sure.
Are there any building regulations to consider?
Building regulations and legislation have changed meaning that if you boiler was installed sometime ago, its likely not to meet current standards. For example, if your boiler is mounted in the centre of the house with the flue going up the chimney, this no longer meets the regulations, and as such the boiler will need a new position on an external facing wall.
Make sure you use a Gas Safe Engineer
Any new replacement gas boiler can only be fitted and installed by a Gas Safe engineer. All Go Heating Repair Holbeach’s engineers are Gas Safe approved, our Gas Safe Registration number being 573627. You can check if someone is Gas Safe registered by asking for their Gas Safe registration number, and then visiting the Gas Safe website and to check their registration number if current.
