The most common fault is that the boiler isn’t detecting the temperature of the house properly. Often a boiler installed in a cold place will assume that the property is cold because it I, even when it untrue. This leads to it heating the property without needing to.

continuous pilot light: Older boilers have a stream of gas going to the pilot light at all times to enable them to fire. Like a boiler dry cycle this isn’t efficient and is costing you more money than necessary.

Floor mounted boilers:This is a sure sign that your boiler is a little behind the time. Mounting boilers to the floor is something that was phased out years ago as it causes inefficiency and possible faults. This is because mounting boilers to the floor allows the boiler to get cold and possibly start a boiler dry cycle. Now all boilers are installed onto the walls to keep them warmer.

Extensions and Renovations: When you make your property larger then you may be best to check whether your existing boiler is up to scratch and can handle the increase in space. If you don’t you may end up with a colder than average extension. Also if the renovation increased the property value then you may want a new boiler installed to push this value higher.

We mentioned before that a new boiler may in-fact pay for itself after a few years due to the savings on your energy bill. The Energy Savings Trust have done this report that finds out how long the average household will get the money back for the installation. According to there findings new boilers could save you up to 33% and that this could pay the costs back within eight years. That’s a really quick return of your investment.

What does the law say I need fitted?

This may be something to bear in mind and 2005 Building Regulations has rules that apply to boiler installations. We have mentioned already that boilers such as back boilers can no longer be fitted. But this isn’t the only restrictions and all boilers fitted after 2005 must be condensing, which means they do not release harmful emissions into the atmosphere. This does still leave you with some choice and we have detailed these out below.

What Type of Boiler do I need fitted?

There are a choice of four main boiler types that you can have fitted, dependent on your property:

Combination Boiler or ‘Combi’ Boiler

Combination boilers do what their name implies, they combine the functions of heating your property and heating your water into one unit. This gives you the benefit of having hot water always on tap and that your pipes will be warmer preventing them from freezing. The unit is also relatively small and can be situated easily, although the most popular choice is in a cupboard in the kitchen. The only problem is that combination boilers are only suitable for smaller properties and anything larger than a three bedroom may have to look elsewhere.

A final benefit is that the hot water is given a boost in pressure over older boilers which means that you get a more powerful shower in the mornings. A great way to begin your day.

System Boiler

These boilers are the next step up from combination boilers and are rather similar, just a bit larger. The system name refers to the fact that they come as a complete system and that, other than the hot water cylinder, they do not need any extra water storage tanks toi be installed. This makes them quicker to install and easier to fix, cutting your costs.

Like combination boilers, system boilers will ensure you always have hot water when you need it; with no need to have to wait for the water to heat up before running a bath. However in order to achieve this system boilers do require a separate hot water storage cylinder to be installed alongside the unit. This doesn’t need to be positioned in your attic, and in-fact most customers ask for it to be situated in their airing cupboard to allow them to dry their clothes.

A great feature of system boilers is their compatibility with solar water heating panels, allowing you to heat your home with sunlight, saving you even more money on your energy bills.

Heat Only Boilers – also know as Regular, Conventional or Open Vent Boilers

This is another boiler that does what its name suggests, we like our boilers simple. They are installed as part of your heating system and heat your property and water. They don’t have all of the required elements in the unit and you will need separate hot and cold water storage tanks installed in your loft or attic.

Whilst this makes them rather complex to install and heavy on the space required they do have some benefits. Customers with older heating systems may request this type as it may be compatible with their pipe work and negate the need to replace the whole system. If this is the case you are better installing a heat only boiler instead of another more modern boiler that generates too much pressure for older heating systems.

Back Boiler

Back Boilers are no longer installed due to the building regulations of 2005, but we thought we would tell you about them in case you have them in your property. This type of boiler is usually installed within the walls of your property in available space behind a gas fire or in your chimney. This was done when the property didn’t have any available space elsewhere

As these have been found to be inefficient, and in some cases dangerous, they are no longer installed. And if you believe you have this type of boiler then it is best to begin thinking about having a replacement fitted. Why not give Go Heating Repair a call to discuss your options?

What Size of New Boiler Do I Need?

Once you’ve selected the type of boiler you want installed you also need to determine how powerful the boiler will need to be. Boilers come in different amounts of Kilowatts or KW and you need to get the best fit for your property. The KW range is between 24KW right up to 86KW with the latter being only for ginormous properties. There is a formula to work out how much power your boiler needs and thankfully there are websites that will calculate it for you. The Institute of Domestic Engineers has a good online calculator that can work out what size boiler you need for you. Alternatively you can leave it up to us at Go Heating Repair as each member of the team knows the formula well and can work it out for you as part of the survey or during the installation. We do all that we can to make the replacement boiler process as easy for you as possible.

What’s the Best New Boiler Brand to Go For?

As with anything there are different brands to choose from with each having their perks. Obviously better known brands are more expensive, but they also tend to be much more reliable than the non-branded ones. We find that you need to assess what benefits you can get from a new boiler to decide whether you want a brand or not. If you are thinking of selling your property and want to raise the value then a branded boiler is a great way to do so. Likewise if you will be living there for a long term then a branded boiler is best as it will give you a long life without many repairs needed. However if you don’t mind about the property value or you will be moving soon then a non-branded boiler may be for you. What’s important is that your new boiler is safe nd certified, which Go Heating Repair will always advise you on.

Most boiler installers will have their favourite brand; the one they like to fit the most because of the price they buy it at and the ease of installing some new boiler brands over others.

Which? produce a great boiler guide that is nationally recognized as being one of the best. Whilst they recommend Worcester Bosch as their number one brand, they are pricey and can bump up the cost of a boiler installation by several hundred pounds. But they are very reliable and efficient.

We do recommend Viessmann Boilers because they are in the Which? top three of best boiler brands, are German engineered for reliability and are cheaper than Worcester Bosch. We find that less than 1% of customers call us back within five years with a fault with the Viessmann, because it is so well engineered.

This is because many foreign made boliers, especially those made in Spain, tend to be less reliable and cost much more than branded boilers should.

How long a guarantee should I go for?

The longest one you can get – most customers want a 10-year guarantee, but often only the most expensive boilers and brands offer such a long guarantee. Do remember that a boiler manufacturers guarantee only covers the boiler itself and not the controls or heating system. Your Panic is Over – Things to check when you’re having your new boiler survey completed.

Having a survey completed on your property before requesting the install is the best way to get an accurate quote. A survey requires one of Go Heating Repair’s engineers to pop round to your property to check out the existing system, recommend a replacement and assess the work that needs to be taken out. The quote that comes from this will reflect the work that will need to be done and it will be more accurate. The survey is also a great opportunity for you to ask any of the following questions.

Should you Get Your Gas Pressure Checked?

It is very important to have your boiler pressure checked before Go Heating Repair begin your boiler installation. If it is found that the pressure is too high or too low then we may not be able to begin installation until the pressure is stable. When you find the pressure to be wrong we can give you tips to bring your pressure back to the proper level in time for your boiler installation.

Do you want the boiler moved to a different location?

Having a new boiler fitted is a great time to have it relocated to another location in your property. Go Heating Repair will advise you on eth possible locations, however this may come at an extra cost to install.

Do you need to consider replacing the pipes and radiators?

This may be something you will need to consider when having a new boiler installed. As time has progressed so have the heating systems pipework to make them more reliable and less likely to freeze or burst due to higher pressure. This means that old pipework isn’t compatible with new boilers because the newer boilers give out more pressure on the pipes than your older systems. For this reason you may need to have your entire heating system replaced to ensure your new boiler works as effectively as possible. This does have some benefits however, as we said above newer pipework and radiators are less likely to waste you money or be in the need for repairing, so in the long term you can recoup the money back. If you are against having your heating system replaced then we may be able to source a compatible unit, but you won’t really get the benefit of having a new boiler.

Do you need an extra radiator in the airing-cupboard?

If you dry damp clothes in your airing cupboard this may be something you’ll need to ask when conducting your survey. Because new boilers are more environmentally friendly they are designed to give off less heat emissions and those that they do give off are fed back into the heating system, which means that your airing cupboard may not reach the same level of warmth as they once did. Are there any building regulations to consider?

The short answer to this is yes, over time new fact have come to light about property safety and as a result new legislation is in place that affects existing boilers. One example of this is the back boilers that used to be installed within the walls of people’s property; this is now against modern legislation.
