When do you know you boiler needs replacing?

Many people will only have their boilers replaced when it has finally given up and stopped working. Go Heating Repair Attleborough doesn’t recommend waiting this long. ‘Boiler Dry-Cycle’: This is a problem that affects older homes and boilers. Does your boiler sit in an unusually cold area of your home, like an airing cupboard or attic space? This is what causes ‘dry-cycles’. Without insulation around the boiler (or the area it sits in) tricks the boiler into heating up. This happens as the boiler assumes that because its space is cold so is the whole house. It will then start a cycle of firing up when it doesn’t need to. That is a lot of energy wasted, a replacement boiler stops this issue and only works when you need it to.

’Continuous Pilot light’: This is something that older boilers experience. They will have a continuous stream of gas going to the pilot light to keep it lit. This isn’t energy efficient and causes a lot of waste. This isn’t the case on modern boilers and can save a small amount of money, but this adds up.

Floor mounted boilers are old School: If your boiler is mounted on the floor, its likely to be very old and inefficient. A wall mounted replacement boiler will be more efficient.

Extensions and Renovations: If you making changes to your property, changing your boiler change also add to the value of your property.

Will I really get back the cost of the replacement boiler from savings on my energy bill?

What does the law say I need fitted?

There are three main types of condensing boiler to choose from as detailed below.

What Type of Boiler do I need fitted?

There are a choice of four main boiler types that you can have fitted, dependent on your property:

Combination Boiler or ‘Combi’ Boiler

Combination boilers (or combis) are pretty simple boilers. As their name suggests they are a combination, they heat both your home and your hot water. They can heat the water as soon as you turn the tap which does away with the need of separate hot and cold water tanks. Not only do these save you money, but they also save a lot of space. One of our favourite features is that in the process of heating your water they keep your pipes at a stable temperature and frozen pipes are less likely.

The added benefit of a new combination boiler is that the hot water is delivered at mains pressure, so you should get a nice powerful shower without the need for a separate pump/pressure shower.

The downside of a new combination boiler is the they are really only suitable for smaller properties. Larger houses and properties with more than one bathroom, a system boiler will be required.

System Boiler

System boilers are kind of your condensed boilers. Everything that needs installing or repairing sits inside the unit itself. This makes them quicker to install and much less of a hassle to repair. The only element that doesn’t sit inside is the hot water storage cylinder which needs to be housed separately, but that can be a benefit too as we show below.

One of the greatest benefits of these ‘all in one’ systems is that there is less delay in hot water. Even modern combination boilers have a delay time as they try to heat the water needed. With a system boiler you won’t need to wait before running a bath. Another benefit is the hot water storage cylinder we mentioned. Whilst this does need to be stored somewhere it can quite easily be in a airing cupboard, this is great for storing damp clothes instead of putting a tumble dryer on.

A nifty feature on system boilers is that they are compatible with solar water heating systems. This is great for the environment and your wallet.

Heat Only Boilers – also know as Regular, Conventional or Open Vent Boilers

Heat only boiler do exactly what they say; They heat your central heating and hot water when installed as part of a heating system together with a hot water storage cylinder, cold water storage tank, plus a feed and expansion tank (which is usually stored in the loft above the boiler to provide a good head of water).

One of the reasons that customers choose a heat only boiler is that they are compatible with older radiator systems. It does away with the need to have your whole pipework and radiators changed to cope with a newer boiler. We would recommend having your system changed anyway, but we understand that for some people this isn’t an option. In these cases a heat only boiler is your best option.

Back Boiler

Back boilers are usually found in smaller, older homes; often terrace houses. As the name suggests they are on the back of something, usually an old fireplace or gas fire. These have been fitted when space is hard to find and no other location in the home is available.

A lot of these have been phased out since the Building Regulations change in 2005 came into effect for energy efficient condensing boilers – at Go Heating Repair we usually recommend that you replace a back boiler with a modern, energy efficient combi boiler.

What Size of New Boiler Do I Need?

In the very early stages, we suggest that you establish the power you need your new boiler to be. A boiler that produces 24KW is much cheaper than one that produces 34KW to buy and install, but if your boiler can’t produce enough heat, you won’t have a warm home. This can be a key differential in the quotes you might receive; a smaller Kilo-Watt boiler will be cheaper to install, but might cost you more in the long run in parts as it struggles to heat the property. Likewise, too big a Kilo-Watt boiler will run ineffeicnetly and cost you more money on your energy bills. The Institute of Domestic Engineers has a good online calculator that can workout what size boiler you need. Or you could ask the Go Heating Repair Attleborough surveyor when they visit as they’ll be using a similar formula to calculate the size of the boiler you’ll need.

What’s the Best New Boiler Brand to Go For?

Brand names in boilers is the same with any other item. Brands are more expensive, whilst non-named are cheaper and can do the job just as well. So why pick a brand? Same as usual whilst the non-named products can do the job they tend to be less efficient and not as reliable. One of our favourites that Which cites Viessmann as amongst their top three. These are a German brand of boilers and well manufactured which shows in their durability. Plus they are much cheaper than Worcester Bosch units. This doesn’t come at the cost of service however and we find lss than 1% of customers with Worcester Bosch installed experience any further problems.

Which? Have noted that some foreign manufacturers, particularly Italian-made boilers, down on reliability. So whilst Go Heating Repair Attleborough can fit them for you, we wouldn’t recommend them at first. They are usually cheaper to buy and have installed, but they are not reliable and often cost more in upkeep. They can also be less efficient and in some cases dangerous as they do not meet regulations. However Go Heating Repair will refuse to fit anything that could jeapodise your safety.

Your Panic is Over – Things to check when you’re having your new boiler survey completed.

Whenever you planning to have a replacement boiler, always have a survey completed prior to the engineer giving you a price. Without seeing the property and the existing boiler, its very hard to come up with an accurate price and there is a strong likelihood that the quote won’t include everything you need for a successful boiler installation. When you’re having the survey completed, we’d always recommend you check and ask the following things with the surveyor:

Get Your Gas Pressure Checked

Always get the gas pressure to the existing boiler measured to make sure its not low. If the gas pressure is low, some boiler installers may not want to carry out the replacement boiler works until the gas pressure is fixed.

Do you want the boiler moved to a different location?

When replacing your boiler, you can choose to have it located anywhere in the house, although this might add to the cost.

Do you need to consider replacing the pipes and radiators?

One of the biggest causes of problems in newly fitted boilers is incorrect preassure. New models create more pressure (which will stabilise in time), but this can put pressure on your older pipe work; by having a survey carried out before your install can stop this as coming as a surprise. If they recommend that your pipe work needs replacing then you have the option of having it overhauled or opting for a boiler that will keep the pressure manageable for your pipes.

Do you need an extra radiator in the airing-cupboard?

A newer boiler is more efficient, but this may come at a cost for those who dry their clothes in an airing cupboard. The newer boiler may not give off as much heat as your existing unit, but this can be fixed. By having a smaller radiator fitted in your airing cupboard you can continue to dry your clothes in there.

Are there any building regulations to consider?

Over time building regulations have changed which can effect your boiler if it was installed a long time ago. You’ll notice this from our comment on the above back boilers as these are no longer installed due to regulations. For this reason we may have to install your new replacement boiler in another location. We will work with you to find the best, but more importantly safest, place that it can be installed.

Make sure you use a Gas Safe Engineer

Any new replacement gas boiler can only be fitted and installed by a Gas Safe engineer.
